Pet-Friendly Airbnb Turnover Cleaning Checklist for Hosts
A pet-friendly turnover covers everything a standard turnover does, plus three extra jobs: removing hair and dander from every soft surface, neutralizing odor at the source, and checking the property for damage before the next guest arrives. Plan for 30 to 60 extra minutes per stay, a HEPA vacuum, an enzyme cleaner and a photo record of anything the pet left behind.
Allowing pets can widen your booking pool, but the next guest might have allergies, and reviews punish a single dog hair on a pillowcase. The checklist below is built so the unit looks and smells like no animal was ever there.
Before the cleaner arrives
A few settings in your listing make every pet turnover easier.
- State the pet rules clearly. Number of pets, size or breed limits, whether pets are allowed on furniture, and where they should not go (beds, for most hosts).
- Set the pet fee. Airbnb lets hosts add a pet fee per stay. Keep in mind that assistance animals are not pets under Airbnb's policy, so hosts cannot charge a pet fee for them or refuse them under a no-pets rule.
- Flag pet stays on the turnover calendar. The cleaner needs to know a dog or cat stayed so the extra time and equipment are on site. If your turnovers are scheduled from your iCal feed, add a note on pet bookings.
- Keep a pet kit in the owner's closet. Washable throws, spare lint rollers, enzyme cleaner, a rubber broom and backup pillow protectors.
Entry and floors
The entry takes most of the abuse: muddy paws, wet fur and whatever came in from the yard.
- Shake out or wash entry mats. Rubber-backed mats go in the washer on cold.
- Vacuum hard floors before mopping. Mopping first turns hair into wet clumps that stick to baseboards.
- Run a rubber broom or squeegee across rugs and low-pile carpet to lift embedded hair, then vacuum slowly in two directions.
- Check baseboards, door bottoms and the inside of the front door for nose prints and scratch marks.
- Look under furniture where pets nap. A flashlight at floor level shows hair that a standing view misses.
Beds, sofas and soft surfaces
This is where a pet turnover is won or lost. Allergic guests react to dander even when hair is not visible.
- Strip all bedding, including pillow protectors and mattress protectors, even if the listing says pets stay off the bed. Assume they did not.
- Lint roll or use a rubber glove across mattress surfaces, upholstered headboards and sofa cushions, then vacuum with an upholstery tool.
- Remove sofa cushions and vacuum the crevices and frame underneath.
- Wash throws, decorative pillow covers and any fabric the pet may have lain on. A dryer cycle with a damp microfiber cloth catches loose hair before the wash.
- Run a HEPA vacuum over curtains and fabric lampshades in the main living area.
Linen volume goes up on pet stays, so keep at least one extra full set per bed. Our guide to Airbnb laundry and linen turnover covers how many sets to keep in rotation.
Odor control that actually works
Air freshener covers a smell for a few hours. The next guest notices it the moment it fades.
- Find the source. Urine on carpet or a mattress glows under a UV flashlight. Check corners, the base of curtains and the area around the back door.
- Use an enzyme cleaner on organic stains. Enzymes break down the proteins that cause the smell. Let it dwell for the time on the label and blot, do not scrub.
- Avoid ammonia-based cleaners on pet accidents. Ammonia smells similar to urine to animals and can draw the next pet back to the same spot.
- Air the unit out during the turnover if the weather allows, and replace the HVAC filter more often in pet-friendly units. A clogged filter keeps recirculating dander.
- Empty and clean any pet bowls or crates the listing provides, and wash them with dish soap before putting them away.
If an odor survives a full enzyme treatment, it usually means the stain reached the carpet pad or mattress. That is a deep cleaning job, not a turnover task, and it should be flagged to the host the same day.
Kitchen and bathrooms
Pets leave less of a trace here, but a few checks belong on the list.
- Wipe lower cabinet doors and the fridge front for nose and drool marks.
- Check under the kitchen table and around food prep areas for spilled kibble.
- Inspect the tub and shower drain for hair if guests bathed the pet. Clear the drain cover and run hot water.
- Wash the towels the guest may have used to dry the pet with a hot cycle, separate from guest bath towels.
Yard, patio and outdoor areas
A pet-friendly property often has a yard, and that is the first thing the next pet owner checks.
- Walk the yard and pick up any waste. Leaving it is one of the most common pet-related review complaints.
- Check the fence line and gate latch for gaps or damage a pet could have caused while trying to get out.
- Rinse the patio or deck where a pet was fed or watered.
- In winter, check for waste hidden under fresh snow near the door and clear a path if that is part of your scope.
Damage check and photo record
Pet damage is easier to resolve when the evidence is clear, dated and taken before anything is repaired.
- Photograph scratches on doors, floors and furniture, chewed items, stains and torn screens before cleaning them.
- Note anything missing or broken, like a pet bowl, a throw or a blind slat.
- Upload the photos with the turnover report the same day. Airbnb asks hosts to submit damage requests within 14 days of checkout, and VRBO has its own timelines, so waiting for the next turnover can cost you a claim.
A turnover team that sends photos of the finished property every time also gives you a baseline, which makes it easier to show what changed after a pet stay.
How often to deep clean a pet-friendly unit
A pet-friendly listing needs a deeper reset more often than a standard one. Carpets, upholstery and mattresses hold dander that routine vacuuming does not fully remove. Many hosts schedule a carpet and upholstery extraction every 5 to 8 pet stays, or at least quarterly, instead of the usual seasonal cycle. Our guide on how often to deep clean an Airbnb explains how to build that schedule around your calendar.
Frequently asked questions
How much longer does a pet-friendly Airbnb turnover take?
Plan for 30 to 60 extra minutes per stay, depending on the size of the unit, how many soft surfaces it has and the size of the pet. A long-haired dog on a sofa can easily add an hour. The extra time goes mostly to hair removal on upholstery and bedding, and to the damage walkthrough.
Can hosts charge a pet fee for a service animal on Airbnb?
No. Airbnb does not treat assistance animals as pets, so hosts cannot charge pet fees for them or turn them away under a no-pets rule. Cleaning costs from an assistance animal stay can still be handled through the normal damage process if there is actual damage beyond routine cleaning.
What removes pet odor from an Airbnb between guests?
An enzyme cleaner applied directly to the source, followed by airing out the unit and replacing the HVAC filter, removes most pet odor. Sprays and plug-in fresheners only mask it. If the smell returns after treatment, the stain has likely reached the carpet pad or mattress and needs professional extraction.
Should pet-friendly Airbnbs avoid carpet?
Hard flooring is easier to turn over, and many hosts choose it for pet-friendly units. If a unit already has carpet, low-pile carpet with washable area rugs on top and regular extraction cleaning is a workable compromise.
