Between guests, the cleaning window is usually:

  • Checkout: 10am-11am
  • Check-in: 3pm-4pm
  • Available cleaning time: 4-5 hours

Within this window the cleaner must: strip and wash linens and towels, make beds with fresh linens, clean kitchen fully, clean bathroom(s) fully, dust and vacuum all common areas, restock supplies and amenities, inspect the unit for damage or guest-left items, and photograph the ready condition.

The Scope That Works

A proper Airbnb turnover includes:

Bedrooms:

  • Strip linens and take to laundry (or have fresh stock on site)
  • Make beds with fresh sheets, pillowcases, and bedding
  • Vacuum floors and under furniture
  • Dust all surfaces
  • Check under beds for guest-left items

Kitchen:

  • Empty and clean refrigerator (remove guest-left food unless explicitly kept)
  • Clean inside of microwave, oven, stovetop
  • Clean and restock dishwasher contents
  • Clean counters, backsplash, sink
  • Restock coffee, tea, and provided amenities
  • Inspect inventory (dishes, glassware, utensils) and replace missing items

Bathrooms:

  • Tub, shower, tile, fixtures
  • Toilet (interior, exterior)
  • Sink and vanity
  • Mirror
  • Floor
  • Replace towel set with fresh towels
  • Restock toiletries and amenities

Living areas:

  • Dust all surfaces
  • Vacuum
  • Arrange furniture to staged position
  • Clean windows and patio doors
  • Empty trash

Final inspection:

  • Photo of ready condition (for listing or operator records)
  • Guest welcome items arranged (welcome note, info guide, etc.)
  • Check light switches, plugs, TV, WiFi working
  • Temperature set for arrival

Total labour: typically 3-5 hours for a 2-bedroom unit.

The Linen and Supply Layer

Operators have two models for linens:

On-site linens: The unit has multiple sets of linens; the cleaner launders between turnovers on site.

Off-site linen service: Fresh linen sets delivered between turnovers; dirty linens sent out for commercial laundry.

For higher-volume operations, off-site linen service typically wins. The commercial laundry produces better-looking linens than home machines, and the turnover time compression often requires fresh sets rather than waiting on laundry cycles.

Supplies (coffee, tea, toilet paper, paper towels, soap, shampoo, etc.) should be restocked from a dedicated supply closet. Supply costs typically run $8-15 per turnover depending on amenities provided.

The Photo Documentation

Photos after every turnover serve multiple purposes:

  • Evidence of ready condition if a guest falsely claims issues
  • Quality control for operator (reviewing photos across cleans spots consistency issues)

  • Listing photo refresh (occasional use of clean condition photos)

A cleaning vendor who does not do photo documentation by default is not operating at the standard the category requires.

Typical Canadian urban-market pricing for STR turnover:

  • Studio: $75-120
  • 1-bedroom: $100-160
  • 2-bedroom: $140-220
